Who Owns My Loan?

Who Owns My Mortgage?

When trying to contact your lender to work out a payment plan or some other deal, knowing who owns your mortgage can be very helpful. Unfortunately finding out is not as easy as it sounds. You should be able to call the phone number on your last mortgage statement or the number in your payment coupon book and connect directly with your lender.

To add to the confusion, the mortgage meltdown sank many banks and other lending institutions which were taken over by other banks or regulators.

So, what should you do if you’re trying to track down your lender? Take the following approach:

1. Call the phone number on your most recent mortgage statement or your payment coupon book. This will put you in touch with who may be the lender that owns your mortgage or at least be able to tell you the name of your lender. (Remember, the person may not know or may not be permitted to tell you.)

2. If you have an FHA loan, contact FHA’s National Servicing Center to determine who owns your mortgage:

3. You can try to contact Fannie Mae. If they own the note, they may provide the identity of the investor: 1-800-7FANNIE (1-800-732-6643).

4. If the mortgage is listed as MOM or has a MIN (Mortgage Identification Number) assigned to it, you can search the MERS database by mortgage identification number (MIN), your name and social security number, or the property’s address. Dial the toll-free MERS Service Identification System at 888-679-6377 (an automated touch-tone system) or search online.

One of the most important steps to saving your home from foreclosure is to get in touch with your lender immediately and to call a Realtor to ask for help.

Three Steps to buying Real Estate

If you are thinking of buying Real Estate located in Northern Nevada and or the Carson Valley area anytime soon there are three things that you can do to make you next home purchase start on a positive note.

First… make contact with a REALTOR! I know most home hunters like to get out on their own but a Realtor can and should be able to get you on the right track, particularly if you are relocating, this is an opportunity to pick his or her brain…ask a lot of questions. A big part of their job is to save you time, so take advantage of it.

Second…make sure you talk with at least two lenders and get two “Good Faith Estimates” so you can compare them side by side this step alone will help you understand the possible cost associated with you next purchase and with the changes in the lending market you may be surprised at the loan programs available…Knowledge is power!

Third… make a list of your wants and needs of your future home, this will help you stay focused as you start your search, you may change your list just keep updating as you go. Remember what is important regarding your next home purchase and stay true to it; staying focused on your goal will help you reach it!

A lenders check list to buying Carson Valley Real Estate

This is just a sample of what most lenders will require to get your loan approval. Lenders will vary as to what they may need at the start of the approval process so just be prepared to supply them with what they ask for.

 

 They may ask for additional information when they are just about approve your loan, this is normal and is know as “Conditions prior to final loan approval”  they will need you to supply the documentation prior to giving you the loan approval you need to fund your loan.

 

Keep In mind its always a good idea to work with a established well known lender, if you have worked with someone in the past and you had a good experience that’s a good place to start. If you are a first time buyer or relocating to a new state or area you not familiar with it may be a good time ask the Realtor you are working with to give you a referral. 

 

  • W-2 forms — or business tax return forms if you’re self-employed — for the last two or three years for every person signing the loan

 

  • Copies of at least one pay stub for each person signing the loan.

 

  • Account numbers of all your credit cards and the amounts for any outstanding balances.

 

  • Copies of two to four months of bank or credit union statements for both checking and savings accounts.

 

  • Lender, loan number, and amount owed on other installment loans, such as student loans and car loans.

 

  • Addresses where you’ve lived for the last five to seven years, with names of landlords if appropriate.

 

  • Copies of brokerage account statements for two to four months, as well as a list of any other major assets of value, such as boat, RV, stocks or bonds not held in a brokerage account.

 

  • Copies of your most recent 401(k) or other retirement account statement.

 

  • Documentation to verify additional income, such as child support or a pension.

 

  • Copies of personal tax forms for the last two to three years.

If you planning to start you home hunting in the Carson Valleyand Northern Nevada area I can help you with some basic but important home hunting steps you should be aware of. Keeping yourself on track as you prepare to look for your next dream home or investment will not only insure your success  but will allow you to have fun while you are out looking.

While most buyers have made at least one purchase, your home hunting experience can become very over whelming if you don’t adhere to some sort of game plane, I have seen some of the most seasoned home buyers lose track early on in their search and waste time looking at homes that they may or may not purchase.

So if you only start with the 8 tips below and make it part of your home search you will find you will be much farther ahead and will soon see that hunting for you next home can and will be fun!

1. Research before you look. Decide what features you most want to have in a home, what neighborhoods you prefer, and how much you’d be willing to spend each month for housing.

 

2. Be realistic. It’s OK to be picky, but don’t be unrealistic with your expectations. There’s no such thing as a perfect home. Use your list of priorities as a guide to evaluate each property.

3. Get your finances in order.Review your credit report and be sure you have enough money to cover your down payment and closing costs. Then, talk to a lender and get pre-qualified for a mortgage. This will save you the heartache later of falling in love with a house you can’t afford.

4. Don’t ask too many people for opinions. It will drive you crazy. Select one or two people to turn to if you feel you need a second opinion, but be ready to make the final decision on your own.

5. Decide your moving timeline. When is your lease up? Are you allowed to sublet? How tight is the rental market in your area? All of these factors will help you determine when you should move.

6. Think long term. Are you looking for a starter house with plans to move up in a few years, or do you hope to stay in this home for a longer period? This decision may dictate what type of home you’ll buy as well as the type of mortgage terms that will best suit you.

7. Insist on a home inspection. If possible, get a warranty from the seller to cover defects for one year.

8. Get help from a REALTOR®. Hire a real estate professional who specializes in buyer representation. Unlike a listing agent, whose first duty is to the seller, a buyer’s representative is working only for you. Buyer’s reps are usually paid out of the seller’s commission payment.
